Gloucester County Single Family Homes on the Market!

 

 In this time of market insecurity I would like to give you a quick snapshot of what I saw today when I opened my local Multiple Listing Website (Trend) Gloucester County Market Snapshot

Are you surprised? or is it what you figured? 

The fact that the inventory has actually reduced (if only by 9) but the Inv. Accumulation (or Inventory Accumulation - or market absorption is the length of time that it will take to sell all of the inventory on the market if no other homes were listed at the current rate of pending home sales per month) shows you that we are truly in a buyers market.

What makes the market, a buyers market?

If there is more than 6 months of inventory accumulated then it is a buyers market!

DON'T FORGET ~ THIS SNAPSHOT JUST SHOWS SINGLE FAMILY HOMES IN GLOUCESTER TOWNSHIP!

 

So what are you waiting for?

Narrowing it down!

Ok, so you are in the market?  Great!

Here are a few things to think about (sometimes it helps to write them down) It's important to write down your needs as opposed to your wants.

  • How many bedrooms do you need?
  • Do you have a minimum bathroom requirement?
  • Do you need a basement?
  • Do you need a garage?
  • Schools  - do you want to stay in the same district
  • Proximity to work
  • Is a fence important?
  • Do you want to live in a development?
  • How much can I afford?

The list can literally go on and on - prioritize your needs (and wants) and be ready to make a compromise!  Rest assured your Realtor will assist you every step of the way!
