The fact that the inventory has actually reduced (if only by 9) but the Inv. Accumulation (or Inventory Accumulation - or market absorption is the length of time that it will take to sell all of the inventory on the market if no other homes were listed at the current rate of pending home sales per month) shows you that we are truly in a buyers market.
What makes the market, a buyers market?
If there is more than 6 months of inventory accumulated then it is a buyers market!

- How many bedrooms do you need?
- Do you have a minimum bathroom requirement?
- Do you need a basement?
- Do you need a garage?
- Schools - do you want to stay in the same district
- Proximity to work
- Is a fence important?
- Do you want to live in a development?
- How much can I afford?
