Washington Twp Home Sales in December 2009 - Presented by Bridget Cella, e-Pro Realtor, Turnersville, NJ

So, in the slowest of slow months it appears as though at least 25 families found new homes in the month of December in Washington Township (Gloucester County), New Jersey.

Washington Township encompasses Sewell, Turnersville, parts of Blackwood, Glassboro and Sicklerville

Here are a few statistics:

Home Sale statistics for December 2009, Washington Twp, NJ

18 Single family homes ranging from $120,000 to $650,000 sold with an average market period of 125 days.  No new homes were listed in the month of December.

Townhome and Condo Sales in Washington Twp in Dec 2009

7 Townhomes/Condos ranging from $100,000 to $190,000 sold with an average market period of 120 days.  No new Townhomes or Condos were listed in the month of December.

Gloucester County Single Family Homes on the Market!

 

 In this time of market insecurity I would like to give you a quick snapshot of what I saw today when I opened my local Multiple Listing Website (Trend) Gloucester County Market Snapshot

Are you surprised? or is it what you figured? 

The fact that the inventory has actually reduced (if only by 9) but the Inv. Accumulation (or Inventory Accumulation - or market absorption is the length of time that it will take to sell all of the inventory on the market if no other homes were listed at the current rate of pending home sales per month) shows you that we are truly in a buyers market.

What makes the market, a buyers market?

If there is more than 6 months of inventory accumulated then it is a buyers market!

DON'T FORGET ~ THIS SNAPSHOT JUST SHOWS SINGLE FAMILY HOMES IN GLOUCESTER TOWNSHIP!

 

So what are you waiting for? 

If your in the market for a single family home in Gloucester County you have 2,283 to choose from!

 

Narrowing it down!

Ok, so you are in the market?  Great!

Here are a few things to think about (sometimes it helps to write them down) It's important to write down your needs as opposed to your wants.

  • How many bedrooms do you need?
  • Do you have a minimum bathroom requirement?
  • Do you need a basement?
  • Do you need a garage?
  • Schools  - do you want to stay in the same district
  • Proximity to work
  • Is a fence important?
  • Do you want to live in a development?
  • How much can I afford?

The list can literally go on and on - prioritize your needs (and wants) and be ready to make a compromise!  Rest assured your Realtor will assist you every step of the way!

New Home Sales Signal the Bottom of the Market?

New Home Sales!

I recently read a post about how New Home sales are down as everyone expected them to be - then two days later a similiar post about how Economists are seeing a rise in New Home Sales!  Each day there tends to be a drastic change in the outlook of many consumers and professionals in this industry.

"The beginning of the end" could it be?  Could the rise in New Home Sales be the sign that we are all looking for that tells us the housing market has hit the bottom?  Exactly where are New Home Sales Rising?  Could it be that the builders are giving so many incentives that the buyers in today's market can't resist?

I was recently contacted by a New Homes Sales representative for a development in my area - the builder is now offering to pay the buyer's first 6 moths of mortgage payments, there is a 55+ community offering 20 years of tax abatement!  Wow, I wish I was in the market for a new home today!

Can you imagine?  First time home buyer who buys before the first of the year gets to cash in as early as February on the $7,500 First Time Home Buyer Tax Credit and pays no mortgage payment for 6 months!
